Course is still under development. Super thick rough with lots of undergrowth. Design is ok with really nice tees and baskets. Looking forward to the future of this property as the course gets worn in.

A very new course so the rough is still really rough but would rate it higher once broken in more. Lots of shot variety and a mix of shorter and long holes.

Clear work-in-progress with big potential, but unfinished and inconsistent execution keeps it from reaching what the land is capable of. • Strong opening and closing stretches, especially holes #1–5 and the outstanding #13–17 run, which features rolling hills, elevation changes, sharp doglegs, and some of the best views on the course. • Hole #1 is a standout anywhere, combining valley play, elevation, and a thoughtful multi-shot shape that sets high expectations early. • Fairways are generally generous, but the rough is extremely thick, making slight misses costly and encouraging overly conservative play. • Navigation, mapping, and signage are major issues, with inaccurate distances, confusing trails, temporary baskets, and holes that are difficult to play blind. • The course feels about three-quarters finished, with enough excellent holes to hint at a future 4.0 layout, but enough rough, incomplete, and awkward elements to keep ratings scattered until major cleanup and clarity improvements are made.
