Front 9 are a good mix of open fields, woods and elevation. Don’t bother with the back 9. They are partially under water and the grass is long.

As a designer and builder of more than 4 courses in New England This property has so much potential but the current design needs some major changes. First and foremost huge safety issues H9 tee pad is in a blind position for people throwing H8. H12 cars on road are blind from tee pad, several other earlier tee pads in spots here someone can get hit. Blue layout lacked any kind balance going from a 180’ Par 3 to a 400’ Par 3. It was very wonky design as even the short holes weren’t challenging an advanced player technically and the distance holes were boring basic shapes. I think this property can be amazing bc of the blend of open and woods shots but it needs some major design changes.
